BUILDINGS AND FACILITIES MAINTENANCE INDUSTRY

Commercial buildings are becoming more sophisticated these days with increasing need for uninterruptible services. As such, facilities maintenance for critical assets are monitored and upkeep regularly to prolong service lifespan. SealXpert engineered pipeline solutions are designed for easy on-site applications in this industry to extend the lifespan of these critical assets.

COPPER PIPE WELD JOINT LEAK

A 4” drinking water copper pipe is severely corroded and is experiencing leak in a hard-to-reach dry shaft. The water pipe serves hotel occupants and cannot be shut-down easily. Due to restricted access, it is not possible to cut and replace the copper pipe. The pipe surface was cleaned and roughened to the required standards. Subsequently, SS106 Seal Stic and SealXpert Stainless Steel Pipe Clip were applied around the pipe circumference to stop the pipe leak. Next, PS104 Bronze repair putty was applied around the affected area. Finally, Wrap Seal PLUS Fiberglass Repair Tape was applied to reinforce the repaired area.

CARBON STEEL END CONNECTION CREVICE CORROSION

A 50mm long circumferential crevice corrosion has caused a through wall defect from a flanged joint. The extension corrosion is due to constant moisture droplets from the cooling tower above. The pipe wall loss was more than 70% and there is a through wall gap of more than 10mm.Firstly, the pipe surface was cleaned and roughened. Next, the through wall defect was rebuild with SS106 Seal Stic Quick Cure epoxy stick, Stainless Steel sheet metal and SealXpert Stainless Steel Pipe Clip. Thereafter, PS102 metal repair putty was applied around the affected area. Finally, Wrap Seal PLUS Fiberglass Repair Tape and SealXpert Chopped Strand Mat were used to reinforce the repaired area.

LEAK OF STRAIGHT PIPE BETWEEN WALL & FLANGES

A tributary drinking water pipe is leaking at the bottom pipe section between cement wall and of a flange.First, the pipe surface was surfaced prepared to the required cleanliness and roughness. Next, SS106 Seal Stic Quick Cure epoxy stick and SealXpert Stainless Steel Pipe Clip were applied to clamp down on the leak location. Thereafter, Wrap Seal PLUS Resin & Activator was applied onto the pipe surface. Finally, Wrap Seal PLUS Fiberglass Repair Tape was reinforced onto the repair area.

WELD JOINT LEAK AT CARBON STEEL PIPE FLANGE

A 6’’ chilled water pipe was facing a pinhole leak at weld joint of pipe flange.Firstly, the leak area was identified and cleaned of any paint or loose debris from the pipe surface. Thereafter, Seal Stic Quick Cure Epoxy Stic was applied onto the leak area with the help of a sheet metal and SealXpert Stainless Steel Pipe Clip.Fifteen minutes after the Seal Stic Quick Cure Epoxy Stick was cured, another layer of Seal Stic Quick Cure Epoxy Stick was applied onto the affected area. Next, SealXpert Repair Putty was applied onto the entire pipe circumference and flange area. Finally, Wrap Seal PLUS Fiberglass Repair Tape was wrapped around the repair area as tightly and evenly as possible.

PITTING CORROSION OF FIRE SERVICE WATER PIPE

The condition of fire service pipe in a plant has deteriorated very quickly and there is severe pitting corroding and leaks found. This will affect the liability if a fire were to break out.Wrap Seal PLUS corrosion repair system and Seal Stic steel epoxy was used together to perform pipeline repair and rehabilitation in this project. First, Seal Stic steel epoxy was applied to build up the pitted area, then Wrap Seal PLUS activated resin was coated onto the pipe surface. Lastly, Wrap Seal PLUS fiberglass repair tape is applied onto the coated pipe for reinforcement.

GALVANIC CORROSION OF CARBON STEEL PIPE

The condensing water pipe has galvanic corrosion at the welding joints on all branch pipes.Wrap Seal PLUS corrosion repair system and Seal Stic steel epoxy was used together to perform pipeline repair and rehabilitation in this project. First, Seal Stic steel epoxy was applied to build up the pitted area, then Wrap Seal PLUS activated resin was coated onto the pipe surface. Lastly, Wrap Seal PLUS fiberglass repair tape is applied onto the coated pipe for reinforcement.

PITTING CORROSION & CORROSION AT WELD JOINTS

A 24’’ Carbon Steel Condenser Water was observed to have corroded at pitting and weld joints.First, the pipe surface was cleaned of loose debris and roughened to provide good surface profile. Thereafter, SealXpert Repair Putty was applied onto the severely pitted pipe surface for rebuilding. Upon curing, Wrap Seal Plus Resin and Activator was applied over the pipe surface to provide corrosion protection. Finally, Wrap Seal PLUS Fiberglass Repair Tapes was wrapped around the pipe to reinforce the pipe wall thickness.
